Een prachtig karaktervol familievakantiehuis, gelegen op slechts 15 minuten lopen van het centrum van Rye, East Sussex.
Tollgates is een groot, vrijstaand, gezinsvriendelijk vakantiehuis met eiken balken dat dateert uit 1850, maar met alle moderne gemakken die we gewend zijn van de hedendaagse vakantiewoningen. Het perfecte huisje voor vrienden of uitgebreide familiebijeenkomsten en dat allemaal binnen enkele minuten van het stadscentrum van het historische Rye. Achter Tollgates zijn velden en landschap met vrij uitzicht.
U komt het pand binnen in de keuken, groot en modern met voldoende ruimte voor alle gasten om aan de eiken boerentafel te zitten. Vanuit de gang heb je een knusse kinder-tv, een doucheruimte beneden, de hoofdlounge met open haard en openslaande deuren naar de patio. Naast de woonkamer is een grote serre met nog meer zitplaatsen en een grote eettafel en stoelen als u formeler wilt dineren. Openslaande deuren leiden naar de tuin en patio.
De tuin wikkelt zich om het huis en bestaat voornamelijk uit gazon met vaste bloembedden. Gasten kunnen gebruikmaken van een tafeltennistafel en een houten Wendy House voor kinderen. Er is een buiten eettafel en stoelen op het terras net buiten de serre en een Weber BBQ.
Een trap leidt naar de vijf slaapkamers, u heeft een eenpersoonskamer met een bed van 1,20 m, twee slaapkamers met twee eenpersoonsbedden met een bed van 3 ft en twee tweepersoonskamers, waarvan één met een ensuite badkamer. Er is ook een familiebadkamer op deze verdieping en in een van de tweepersoonskamers is er een extra wastafel.
Buiten is er parkeergelegenheid voor minimaal 4 auto's op de onverharde oprit.
Voor de tennisliefhebbers onder u bevindt u zich op vijf minuten lopen van Rye Lawn Tennis Club en voor degenen die geïnteresseerd zijn in golf, ligt Rye Golf Club op tien minuten rijden.

We booked this house as a way for our larger family to stay together under one roof for a few days (7 adults & 3 children) The house was simply beautiful and full of romantic charm enjoyed by all 3 generations! The fireplace, Christmas tree and glass conservatory were amongst many favourite features. If you have a car this place is highly recommended. A problem with hot water heater was dealt with well and a partial refund provided without request - perfect hospitality. Thanks Jacqui!

The town of Rye is lovely with everything you might need for a weekend away including a supermarket, lots of pubs, cafes and independent shops and galleries. The cottage is located a 15 minute walk from the station, the last few minutes are along an unlit road without a pavement but the road is quiet so not much of an issue. The cottage is lovely with plenty of room for 9 guests without it feeling cramped. The decor is tastefully done and the cottage has masses of homely charm unlike lots of holiday rentals. The kitchen is very well equipped with more than enough space, utensils and crockery for 9 people. There is a footpath that runs along the river 50m across a field from the backdoor and the local area has lots of lovely walks. There is nothing that we didn't like or would have changed

We loved our stay at the Tollgates. Jacqui was brilliant when we had to change our stay at the last minute because of coronavirus restrictions. The communication throughout was excellent and the Tollgates is a lovely place to stay. Lots of room for the whole family and with a lovely view as well!

The house was safe and well equipped and the garden and surroundings added to the overall enjoyment of our stay. It is a good place for a family gathering. Some of the furnishings are old and in consequence not in top condition but it is a relaxing and comfortable place to stay.

This is a delightful house, full of character, in an excellent location. Very comfortable and well equipped - we had a great stay, enjoying the town trail in historic Rye and the brilliant bird life at the harbour nature reserve as well as an autumn walk on the sands at Camber. Highly recommended.

Beautiful cosy home feel that we just what we wanted! Really easy to walk to rye and all the local amenities. Really well equipped kitchen, with good size table for family meals. Beautiful conservatory again with table, which would be great for breakfasts. The beds were so comfortable and cosy we all slept late! We are definitely coming back

Fabulous house in an idyllic location. Short walk into the lovely town of Rye, with lots of great places to eat. Great meal in the Globe, just a 5 minute walk away. We loved the log fire, perfect on a winter’s eve. Well equipped kitchen and plenty of parking.

Positives - Everything! The gardens, the swing, play house - all fantastic. The games and location absolutely beautiful. The history and personal books and items really made it feel special - the old books in the bedrooms, were just gorgeous. All perfectly equipped and clean. Gorgeous house perfect for family or group gatherings. 15-20min walk into Rye through the field at the back with lots of historic buildings, restaurants and cute shops. The setting is beautiful with uninterrupted views from the garden and conservatory. Would 100% recommend.

We had a very nice week in Tollgate. The house is a very beautiful, typical English country house. The rooms are very well furnished and there was plenty of space for 9 of us. We particularly enjoyed using the conservatory. The garden is also very beautiful. The communication with Jacqui as host was very friendly and helpful. When we had problems on arrival due to a train strike, she helped us a lot. We were very happy there and we can highly recommend the house.

Absolutely amazing cottage. Went there for a writing retreat with seven colleagues, we all enjoyed it tremendously. Good for work, leisure, and easy access to town (ten mins to closest pub, 20 to centre of town). Excellent!
